(二)、概述

1、开发投资增速趋缓,新开工面积高位回落。竣工面积大幅增长。

2、土地供应总量明显增加。三旧改造用地比例增大。企业拿地意愿下降。

3、商品住宅供应量明显增加。主要集中下半年,区域结构不平衡。库存量持续攀升。

4、商品房成交量价齐稳。四季度成交量明显放大。房价二季度开始下行。

5、存量房成交较为平淡。

2014年,受市场调整影响,企业投资力度有所减缓,但由于项目的增多及投资惯性等因素,全年房地产完成开发投资额同比增长超两成。各季度呈现从快速增长到平稳增长的趋势。新开工面积高位回落,仍处于近年的较高水平,未来一至两年市场供应量仍将较为充足。竣工面积大幅增长,项目的建设速度明显加快。见图1、2,下表:
